The Dallas-based homebuilder got first-generation space at 4690 Diplomacy Dr., quoted at $11.25 per sf triple net, with "a market finish-out allowance," says Steven Schneider, senior vice president for Grubb & Ellis Co. in Dallas. "They're definitely upgrading into a nicer facility," he tells GlobeSt.com, adding the offices are comparably sized.
Schneider and Grubb & Ellis' vice president Robert O. Fulford II represented the building owner, Jackson Shaw Co., which developed the two-building complex in 2002. Grand Homes' new address is a 29,352-sf flex structure that's now 83% leased, according to Schneider.
Schneider says the talks lasted two months to lock down the five-year tenant. John Fainter with Holt Lunsford Commercial in Dallas represented the homebuilder.
