PACOIMA, CA-After Hours Formalwear, a chain of formal-wear stores, has signed a 10-year lease for a 69,737-sf industrial building here, according to the Staubach Co. The building is at 12800 Wentworth St. and will enable the formal wear firm to operate its service facilities more efficiently, according to Corey Spound of Staubach's Los Angeles office.Spound and Staubach Los Angeles brokers Tim O'Rourke and Tanner Queen represented After Hours, along with Leland Bruce of Staubach Irvine. Landlord, Rexford Industrial was represented by David Young and Chad Ghar of NAI Capital.After Hours needed a facility that would enable it to operate with "greater service productivity" because it is a "steady, precise and time-sensitive business," Spound says. The location will function as a new service center for After Hours Formalwear, which is a division of David's Bridal Group.The After Hours deal was one of three industrial transactions to close in L.A. County as investors and owner-users continue what brokers call a brisk business in sales of buildings of all sizes. In a deal for a 54,350-sf building at 3360 E. Pico Blvd. in Los Angeles, Pat Hall and Michael Herrera of Told Partners report that Surface Protection Industries sold the property to a private buyer for $4.5 million in a sale-leaseback.Hall and Herrera represented Surface Protection, which will lease back approximately 24,000 sf of the building for two years. The buyer will be relocating to the building and will occupy the remaining portion of the freestanding concrete tilt-up building for clothing manufacturing. In an Oxnard transaction, Selective Real Estate Investments has purchased an auto dealership property at 1501 Auto Center Dr. Wallace Properties LLC for $13.6 million, with Gary DiMartino of Told Partners representing both the buyer and the seller. Vista Ford has leased the dealership facility since it was built in 2000 and will continue as the long-term tenant.The 71,000-sf building is situated on eight acres at the corner of Rose Avenue and Auto Center Drive. The buyer bought the property as part of a 1031 exchange.
