An engineering company is sizing up 6,500 sf and a home security operation is working out terms for a 2,700-sf office in the 9001 Airport Freeway complex, Belinda Dabliz with Gaedeke Group in Dallas tells GlobeSt.com. If signed, the office complex, totaling 139,170, will jump to 85% occupancy. However, she says, State Farm Insurance Co. of Bloomington, IL will be vacating 3,837 sf by mid-April, creating a full-floor, 13,046-sf opening on the fourth floor of the nine-story tower.

Dabliz says activity has picked up in recent months in the submarket. Ovation, which recently relocated from a nearby building, expanded slightly when it moved. Bill Dowd with Dillon Corporate Services in Dallas was the tenant's rep for the talks.

The 32-tenant Richland Corporate Centre, managed by the Gaedeke Group, has 32 tenants, with leases averaging five years. "We're the only A-plus building out here," Dabliz says. "And, we're the only one with covered parking." Space in the three-story garden-style office building is quoted at $15 per sf to $15.50 per sf plus electric and the tower's rate is $16 per sf to $17 per sf plus electric.
