EL SEGUNDO, CA-A private investor has acquired a 22,701-sf industrial building at 606 Hawaii St. for $3.85 million and plans to lease out most of the building after making improvements. Brad Vickrey of GVA Daum reports that the individual investor bought the building from Force Electronics, with Vickrey representing the buyer and Jeff Smart of Grubb & Ellis representing the seller.

In La Mirada, Jeff Saywitz of the Newport Beach-based Saywitz Co. reports that Chemetall Oakite agreed to a 10-year renewal of its lease on 42,264 sf at 16961 Knott Ave. Saywitz represented the tenant in the $3-million lease, with landlord Cousins Ranch Co. represented internally.

In Valencia, EFS Aerospace signed an eight-year lease for an 86,970-sf industrial building at 28150 W. Harrison Parkway that will house the company's West Coast headquarters. The company, which will be relocating from within Valencia, is slated to relocate the to facility in March.

Chris Jackson and Todd Lorber of Grubb & Ellis' North Los Angeles office represented the landlord, San Francisco-based Rreef. The tenant represented by Kevin Tamura and Michael Corbin of GVA Daum.
