John T. Kerrigan Jr. with Grubb & Ellis' Boston office tells GlobeSt.com that Aegis Associates Inc. selected the building because of the building's location, quality, interior layout and the flexibility and responsiveness of local owners BayNorth Capital, LLC and Crosspoint Associates. "It was a much better building and location, closer to Route 128." He notes that the three-story, 63,500-sf property was originally developed as the headquarters for the Massachusetts Medical Society.

The move from its former location in about 17,200 sf at 98 Galen St. in Watertown will mean the loss of about 2,000 sf of space, Kerrigan notes, but will give the firm a more efficient office operation because of the layout of the Waltham building. Part of a two-building complex, it is currently about 80% occupied by tenants that include West Suburban Eye Surgery Center. Kerrigan along with colleague Mark Coelho represented the owner partnership, while Alex Dauria and Jay Nugent, both with Spaulding & Slye handled the deal on behalf of Aegis.
