Red River Systems & Technologies settled on 4,347 sf in 1100 E. Campbell Rd. not only because the price was right, but also for the sign it will get on the side of the building facing the heavily traveled Campbell Road, Simon Figg, vice president for Dallas-based Arledge Partners Real Estate Group, tells GlobeSt.com. "That opportunity is not available for many tenants of this size," he adds.

Red River is vacating 1,500 sf at 797 N. Grove Rd., also in Richardson. Figg says it wasn't possible for Red River to expand at its existing location, but the move has been timed to coincide with a lease expiration.

An Austin investment group, Pearson Group Inc., bought the two-story, 65,090-sf office building in May 2003, starting out with a vacant structure. Since then, all but 26,666 sf has been filled in the class B building. Benjamin Hautt and Paul Moser with Stream Realty Partners LP in Dallas hold the leasing assignment, using a rate of $12 per sf plus electric to start talks.
