Details about the project's start aren't yet available for the expansion by Blue Bell, which is based in the Texas Hill Country town of Brenham. The ice cream maker already operates warehouse facilities in Phoenix and Tucson. Rita Ranch Commerce Center is an industrial development inside the mixed-use Rita Ranch at the intersection of Houghton and Oldvale roads.

According to Tim Healy, vice president of CB Richard Ellis Tucson LLC, who negotiated the sale on behalf of the owner, Tucson's Rocking K Holdings LP, the acreage was listed at $1.50 per sf. "We were asking 75 cents per sf not so long ago," he tells GlobeSt.com, "and Blue Bell ended up somewhere in between those two figures." Ron Zimmerman of Bourn Partners LLC in Tucson represented the buyer.

Zoned for mainly light industrial use, Rita Ranch Commerce Center is in the area's fast-expanding southeast quadrant. "We're working on selling a bunch of lots in that area," Healy adds. "Demand has been strong."
