The office building, situated on 3.81 acres at 4801 E. Broadway Blvd., was marketed for $16.5 million. Misys Health Care Systems will exit in September when its full-building lease expires. The healthcare information services provider is relocating to a build-to-suit.
"This moved pretty quickly for a building of that size," says Howard Kong, who with Bob Davis of CB Richard Ellis Inc.'s local office represented the seller, Any Travel Inc. of Pittsburgh. Kong tells GlobeSt.com that the 21-year-old building had been on the market two months, attracting several offers. He says the buyer, Forty-Eight-O-One LLC turned in the most aggressive offer.
In representing the buyer, Greg Vinikoor with Roy Drachman Realty Co. in Tucson also got the assignment to find new tenants once Misys' lease runs out. "He's open to all offers, but it'll likely end up being a multi-tenant building," Kong says.
According to Kong, Misys took such good care of the building that little is needed in the way of capital improvements. "The first time we went onto the roof to see what it was like, we weren't sure what to expect," Kong says. "But the roof was clean enough to eat off of. They did a great job with this."
Kong considers the acquisition a solid investment because the building is one of a handful of class A mid-rises in the city. "This could be considered a trophy building," he says, "and there are not a lot of those around here."
