McALLEN, TX-Andrew Corp. has expanded its border presence with a full-building, medium-term lease for the 112,000-sf Verde Corporate Center.

The one-year-old industrial building at 5801 George McVay Dr. will be used as a distribution center for Andrew's communications and satellite equipment products produced in Reynosa, Mexico. Claude Billings, vice president of global account services for the property owner, Verde Corporate Realty Services in El Paso, tells GlobeSt.com, that the Westchester, IL-based Andrew moved into 64,000 sf of the Verde center a few months ago to get the operation up and running, but will be going at full throttle in the near term.

The facility is an adjunct to Andrew's 100,000-sf manufacturing plant, which opened about three years ago in Parque Industrial Reynosa. "They manufacture the equipment out of the Mexican facility and they'll distribute globally out of the McAllen operation," Billings says. "There's some outdoor storage with the property, but overall it's a basic distribution facility." The McAllen location has a "close to direct connection" with Andrew's other maquiladora operation thanks to three international bridges: the McAllen-Hidalgo International Bridge, Pharr International Bridge and Anzalduas Bridge.

The lease cost isn't available, but the quoted rate is $3.80 per sf to $4.10 per sf, triple net, for industrial space in the 3.5-million-sf Sharyland Corporate Center. Billings adds the Andrews deal closed without any additional tenant improvements.
