The Wm. Rigg Co., with 274 employees in 35 US offices, will get keys to the extra space April 1, taking down half of the eighth floor in the 40-story, class A office building at 2001 Bryan St., Tim O. Terrell with Stream Realty Partners LP in Dallas tells GlobeSt.com. The tenant's broker says the deal went full circle in less than two months. "It was an expansion and we had a right of first refusal so some of the pieces were in place," he explains, adding the new deal includes the same provision.

The 1.1-million-sf Bryan Tower, with 332,446 sf of contiguous space on the market, carries a quote of $16 per sf to $18 per sf. Russ Johnson with Trammell Crow Co. represented the building owner, Spire Realty Group of Houston.
