LITTLE FALLS, NJ-Theta Holding Co. has picked Cushman & Wakefield of NJ as exclusive leasing agent for its Overlook at Great Notch, a 425,000-sf class A office complex here. For C&W, James L. Frank, Jeffrey Prezant and Adam Padla of the firm's East Rutherford office will handle the assignment.
The property is currently 80% occupied and has approximately 80,000 sf available, according to Marilyn Seto of Theta Holding Co., a locally based limited partnership that has its offices in the building. "The layout and design of this complex is very distinctive, and we are planning to re-introduce it to the market."
"Of the 80,000 sf that has become available, about 36,000 sf can be made into a contiguous unit," Prezant says. "The design also allows the building to satisfy smaller users, and we're looking at aggressive pricing."
The 12-story complex, also known as 150 Clove Rd., sits on a 13.5-acre hilltop site overlooking Montclair State University and Yogi Berra Stadium. Built in 1988, it was acquired by Theta Holding Co. in 1994 "as a long-term investment," Seto says.
