The 200 Central Ave. building totals 45,800 sf and was built in 1926 as an elementary school. More recently, the property was operated as the Webb School and in 1986 was gut renovated and converted to office use. The building, which is set back from Central Avenue on a hilltop, is currently 99% leased to 12 tenants. Tenants include Empire State College, which occupies 12,151 sf; Leon Henry, an advertising space brokerage firm, which occupies 8,841 sf; and financial planning firm Planning Concepts, which maintains a 7,800-sf office at the property.
Dadourian says that Marli Hartsdale plans to undertake some minor improvements to both the interior and exterior of the building. "It is our first acquisition where we have brought investors in. We are working on other [deals] as we speak." He notes that the firm is looking at other purchases in the New York metro area, but is concentrating heavily on the suburban markets of Westchester and Fairfield counties.
