"The location is good for them because it has a lot of amenities and parking and it's in the Kendall Square area so you are rubbing elbows with a lot of life science firms," Ted Lyon with Trammell Crow Co. in Boston, tells GlobeSt.com. Terms of the lease were not disclosed, but lab space in the Kendall Square area generally ranges from the low $20s to the mid $50s per sf, he says.
Lyon, along with Tom Kent, also with Trammell Crow, represented the tenant, while Tim Bianchi and Matt George, both with Lincoln Property Co. of Boston, represented the owner, One Kendall Square Associates. Pervasis will move from its current offices at 790 Memorial Dr. into the property in early April, joining other biotech names such as Genzyme Corp., Harvard Medical, Identix Pharmaceuticals, Whitehead Institute for BioMedical Research and Charles Stark Draper Laboratories.
The property is part of a nine-building, 668,000-sf mixed use development that is currently being marketed for sale as "a city within a city." Real estate insiders say the complex, which is more than 70% occupied, could fetch up to $200 million for its owners.
