Dallas Container Corp. gets its keys tomorrow to 1450 Avenue R, taking down half of a duplex after a pursuit by Great Southwest Industrial District building owners to lay claim to the expansion lease. The deal has delivered the first address west of Dallas for the container company, which will do light assembly in the Grand Prairie building to complement its main hub about 30 miles to the northeast. The firm makes corrugated boxes, including customized containers, as well as foam packaging and POP displays.
"We competed for the business and offered an aggressive rate," Tom Lynn, principal for NAI Robert Lynn in Dallas, tells GlobeSt.com. "Our building worked well for the fenced outside storage. I think the outside storage made the difference." He teamed with Michael Stanzel, also with NAI Robert Lynn, to package the deal.
Dallas Container Corp., represented by Charles Kidd with the Kidd Co. of Dallas, will share the structure with its owner, Sherwin Williams Co. The duplex spot was on the market for $2.50 per sf triple net.
