Surplus Buyer LP, which ships rebuilt computers worldwide, will move into 1105 Upland Dr. in early April. The tenant, signing a direct deal, will move from 9018 Rutland Rd. "This is more a lateral relocation than an expansion," says Brian Harbuck of Hartman Management, who represented the local owner, Hartman Commercial Properties.
The just-signed lease pushes the 152,699-sf office/warehouse's occupancy to 89%. Harbuck tells GlobeSt.com that the occupancy is likely to be pushed north of 90% within two weeks. "We're working with a tenant who is occupying space on a temporary basis," Harbuck tells GlobeSt.com. "We'll soon convert that to a full-term lease and when that happens, they'll take on an extra 10,000 sf to what they're already leasing."
The four-building I-10 complex, built in 1977, is situated on nearly eight acres. The park's quoted rate is negotiable, but the average rent for comparable space in the submarket is $7.31 per sf, triple net.
