SAN BERNARDINO, CA-Three companies have committed to occupy space totaling more than 602,000 sf at the 2.1-million-sf California Palms Business Center, an $82.5 million project that is under way as a joint venture of Trammell Crow Co. and ING Clarion Partners. The three are Prime-line Products, a supplier of repair and replacement parts for windows; Precision Pet Products, a pet product manufacturer and supplier and Haralambos Beverage, a City of Industry-based beverage distributor.
The three companies will occupy space in three of the six buildings planned at the center, which is under construction on a 101-acre development site about two miles east of the intersection of the 10 and 215 freeways in an area straddling San Bernardino and Redlands. The project will occupy two adjacent land parcels, 73 acres on the southeast corner of California Street and Palmetto Avenue and 28 acres on the northeast corner of Nevada Street and San Bernardino Avenue.
Prime-line Products is consolidating four locations and 250 employees into a 402,020-sf building that will house both its corporate headquarters and its assembly facility. Precision Pet Products will occupy a 54,005-sf building as a distribution facility. Specifics of the Haralambos deal were not disclosed, but it is believed to be in escrow on a 145,440-sf building.
Listing brokers Jim Koenig and Ian DeVries of CB Richard Ellis represented California Palms. Prime-line was represented by Larry Taylor of Lee & Associates and Precision Pet Products was represented by Doug Earnhart of Lee along with Mike Cargile and Greg Marshall of Voit Commercial Brokerage. Haralambos Beverage was represented by David Wu of TCC.
John Atwell, SVP of TCC and development manager for California Palms Business Center, says that activity has been brisk at the project during both the pre-development and construction phases. According to Tom Bak, senior managing director of TCC, the company is pursuing opportunities to develop regional distribution centers to service major metropolitan markets such as Southern California.
California Palms Business Center is one of three Trammell Crow Co. industrial developments totaling 3.7 million sf that are under construction in the Inland Empire. The buildings at California Palms, ranging from 54,000 sf to 784,200 sf, are being offered for lease or sale and are divisible for multitenant use.
