"The local division was looking for an opportunity to upgrade their facility," comments Andre Granello of NAI Houston, who was the tenant rep on the deal. Initial Security, a subsidiary of Rentokil Initial, plc in the United Kingdom, had been doing business at 10333 Harwin Dr. for several years.
The new office space, at 13430 Northwest Fwy., will provide Initial Security with some room to grow and a strong location, Granello says. "The building is centrally located, and one of the nicer ones in that area," he tells GlobeSt.com.
Granello adds that Granite Properties, Inc.'s Houston office, the 1980s-constructed building's landlord and owner, had provided good terms for the tenant, which is what pushed Initial Security's leasing decision in that direction. "They built out the space nicely with upgrades and gave Initial Security what they were looking for in terms of above-standard improvements," he adds.
The deal was done "relatively close" to the $19.75 per sf ask, Granello says. Initial Security has other offices in the area's southeast sector and the far east side.
