The 25-year-old building, which recently underwent lobby, fire and safety systems renovations, is 88% occupied. The deal also included a lease of a parking garage at 250 S. Wacker Dr. The 40-story, 758,961-sf building along the Chicago River and across Wacker Drive from Sears Tower also includes a fitness center. Despite its location near two Metra terminals, the building recently lost Orbitz, which signed a 145,000-sf lease two blocks north at Citicorp Center.
The building was developed by John Buck, his first Downtown project. Beacon Capital Partners and John Buck Co. co-owned 333 W. Wacker Dr. until last year, when they sold the building for $208 million. A CB Richard Ellis team including Michael Vesper, Tony Smaniotto, Bill Novelli, Ray Braun, Mark Hellwig, and Alex Hlavacek represented seller Morgan Stanley.
