A broker involved in the deal estimates Comstock currently occupies approximately 37,000 sf of space at the Harrison property. Comstock is a data solutions provider to the financial services industry.
CB Richard Ellis senior vice president Frank Tomasulo and vice president Al Gutierrez represented the building owner Alfred Weissman Real Estate Inc. of Yonkers. Richard Berzine of Berzine & Co. and Bob Bundy of the Staubach Co., both based in New York City, represented Comstock.
Comstock, a division of Interactive Data of Bedford, MA, is expected to relocate to 100 Hillside Ave. later this year. The transaction brings the 133,813-sf, three-story building to 100% occupancy. The 100 Hillside Ave. building is the corporate headquarters for the Dannon Co. Inc. and Lu Biscuits, both divisions of the Danone Group.
"The Comstock transaction is a great example of a home-grown Westchester owner's ability to fulfill the needs of a multi-national company, resulting in an expansion within the community," says Tomasulo. Comstock officials could not be reached for comment.
"I think 100 Hillside Ave. differentiated itself in terms of its infrastructure as an amenity to the tenant," Gutierrez notes. In particular, the 2,000-kw back-up generator, which has an automatic transfer switch capable of supplying the entire building with uninterrupted backup electricity, was of particular interest to Comstock. It is one of only a few buildings in the market with such back-up power capability, he adds.
Comstock's other domestic offices are located in New York City, Hayward, CA and Chicago. The firm also has operations in the United Kingdom, France, the Netherlands and Singapore.
