The River Oaks One 2 One Fitness, which focuses on Pilates, yoga and personal training for business professionals, brings the 243,680-sf Corporate Plaza to 70% occupancy in its retail and office components. One partner in Training One 2 One Fitness was operating in 1,500 sf in Corporate Plaza III at 3930 Kirby Dr. for five years before the merger, according to L. Ace Schlameus with Grubb & Ellis Co.'s Houston office, who with Aaron Ace Schlameus, represented the local building owner, Triyar Management of Texas.
The partnership inked the deal without additional tenant improvements to its space, Schlameus tells GlobeSt.com. He says negotiations also are under way for two office leases in Corporate Plaza I. Space in the complex is quoted at $13 per sf.
Built in 1971 and renovated in 1993, Triyar has launched another upgrade of three-building complex. Capital improvements are being made to interiors as well as exteriors.
