TORRANCE, CA-AMB Property Corp. of San Francisco has begun construction on its Torrance Matrix small building project and expects to complete the development in the third quarter. It has named Grubb & Ellis to market the buildings.

Torrance Matrix, at 2920 Columbia St. near the Torrance Civic Center, will consist of 24 buildings ranging from 5,900 sf to 8,300 sf. The buildings, which will be for sale only, are designed to accommodate a wide variety of uses including office, research and development, light industrial and distribution.

The project is being marketed by Jeff Smart, Jim Biondi, Terry Reitz, Gerald Kim and Rob Loderstedt of the South Bay office of Grubb & Ellis in Torrance. AMB is developing the project with its local partner, Sylmar-based Sheridan Ebbert Development.

Few such projects have been developed in the South Bay because of a shortage of land, according to Scott Sheridan, principal at Sheridan Ebbert.
