"More than changing the existing inventory, the vision is to take a step back and see what is good for the community," Chip Clarke, president of the Gulf Coast and Mountain regions for locally based Transwestern Commercial Services, tells GlobeSt.com. Leading the team will be Will Deane, Transwestern's managing director of retail services.

Clarke says the plan calls for all Transwestern service lines to get involved in the Nassau Bay plan. He says the full-service line-up is what helped to secure the contract after a last fall's formal presentation.

Clarke says the development partnership with Nassau Bay will be a work in progress over the long term. "We will have a fully developed plan in next two to three months that we'll keep adding to," he says.

The Transwestern team is working on a couple proposals, but Clarke says it's too early to discuss the nature of the deals. The five hot-button areas will be office, medical office, retail, public venues and high-density residential development.

Transwestern's plan to revitalize Nassau Bay will focus on more than just the waterfront. "It's not necessarily the only opportunity," Clarke emphasizes, "but it's great to have that kind of real estate. When you've got great real estate, it gives you so many different options. Having waterfront real estate maximizes those options." Nasssau Bay was developed in the early 1960s to provide support space of all types, including residential, for NASA.

The Nassau Bay plan is just part of a Transwestern initiative. "The reason it's so important to Transwestern is we're trying to get involved in all our communities," Clarke says. The firm also has plans brewing in the Texas Medical Center, Pearland, Pasadena and the Beltway 8 corridor.
