Greenwood, Village, CO-based Quovadx Inc. is starting to stage its move-in to One Graystone Centre at 3010 LBJ Freeway. The newcomer took down 11,198 sf on the fourth floor with a five-year commitment. The move from 15301 Dallas Parkway in nearby Addison should be completed within two months. "It's a substantial expansion for them. I'd like to think one day they'll be a full floor," Larry Blankenship, leasing director for the building owner, Younan Properties Inc. of Woodland Hills, CA, tells GlobeSt.com.
Blankenship says the 303,720-sf One Graystone, now 64% leased, was up against several other buildings for the Quovadx lease. The option to expand to meet business demand, he says, shored up the win. Deborah Boles with the John Bowles Co. in Dallas negotiated on Younan's behalf while Maureen Kelley with locally based Staubach Co. was the tenant's rep.
At 9400 NCX Plaza, WinningHabits and CPA Smith, Jackson, Boyer & Bovard took extra space in reworked deals for 25,136 sf and 11,993 sf, respectively. WinningHabits inked a five-year lease while the accountants pledged to stay for a decade, boosting the 379,556-sf tower's occupancy to 84%.
WinningHabits, a three-year tenant, will nearly triple its office area when the expansion is completed this month. The corporate wellness company will occupy nearly the entire seventh floor, with dibs on the balance. Bennett Morgan of Southtrust Real Estate Inc. in Dallas bargained on the tenant's behalf. Trammell Crow Co.'s local team of James Esquival, Jeff Eckert and Russ Johnson worked out terms for Younan.
Smith, Jackson Boyer & Bovard relocated from the NCX's fourth floor to the ninth to get expansion space with its new deal. The 16-year tenant previously occupied 9,070 sf. Sanders Thompson with NAI Huff Partners worked out the new deal with Younan's TCC team of brokers.
