The Eugene, OR-based National Steelcrafters moved into 2915 E. Randol Mill Rd. in Arlington and turned over a 9,699-sf space at 1018 Avenue M in neighboring Grand Prairie to a local hardware supplier, the Shuck Group Inc., in back-to-back, long-term signings, Chris Delzell with Dallas-based Henry S. Miller Commercial tells GlobeSt.com. He says National Steelcrafters originally planned to hold onto the Avenue M space because it had just renewed its lease for three more years. Then, the deal's direction turned after subleasing became a realistic option. "It freed up their lease obligation to where we were able to lease 32,000 sf under one roof," he explains.
National Steelcrafters took down about one-third of the Randol Mill structure, which is owned by a Beverly Hills, CA partnership. John Brewer, also with Henry S. Miller Commercial, has the space on the market for $2.95 per sf gross.
