The latest signing is the National Breast Cancer Foundation Inc., which took 7,984 sf in a five-year lease to move its headquarters to 2600 Network Blvd. from 16633 N. Dallas Parkway in Dallas. Matthew Nine with Premier Realty Advisors LLC represented the non-profit organization.
Hall Financial Group's leasing director, Jean Farris, is mum about the identities of the other two incoming tenants and the lease sizes, but did say all deals range from five to seven years. A fourth lease to push preleasing to 35% by delivery is in the final stage of talks, Farris says. The under-construction space is quoted at $23.50 per sf plus electric.
The deals are landing without deep perks, according to Farris. "We might give a month or two of free rent outside the term, but we really haven't had to give much," she tells GlobeSt.com. "The Frisco market is really strong." To date this year, she says 95,388 sf of new deals were signed for Hall Office Park.
At Hall's 3211 Internet Blvd., CKK Home Decor inked a five-year renewal for and expansion for 6,581 sf. The two-year park tenant will double its size and relocate, striking new terms that kick in May 1. The Malvern, PA-based SunGard Higher Education also took down 7,012 sf in 3211 Internet Blvd., setting into motion a plan to move May 1 from Las Colinas with the five-year lease. Bill Dowd with Dillon Corporate Services in Dallas represented the tenant.
GreenbergFarrow of Atlanta is relocating the Dallas regional office to 7,650 sf at 2611 Internet Blvd. in a long-term deal brokered between Farris and Daryl Mullin with Cushman & Wakefield of Texas Inc. The architectural, engineering and development services' firm, now at 15443 Knoll Trail, gets its new office keys April 1.
