ROMEOVILLE, IL-After an "exhaustive search of the I-55 and I-80 corridors," Nashville-based Ozburn-Hessey Logistics, LLC has leased 230,007 sf in this west Chicago suburb. Located at 99 North Pinnacle Dr., the third-party logistics company will take up nearly 41% of the 562,624-sf building in the Pizzuti Cos.' Pinnacle Park.

According to J.D. Salazar, managing principal with Downers Grove, IL-based Champion Realty Advisors, LLC, the firm chose to expand their operations into this cross dock facility, which was completed in 2005. Features include 2,500 sf of office, 28 exterior docks with 40,000-pound levelers, 23 trailer stalls and parking for 75 cars. The property also offers a fully secured truck court area with a guard house as well as extensive interior and exterior security.

Ozburn-Hessey will have the opportunity to expand into the remaining space of the building at a set rental rate and TI package. The building is located in a master-planned, 800-acre business center, which is intended for warehouse distribution and light manufacturing facilities. Pinnacle also allows for prime retail developments along its western border.

Salazar along with Randy Wolcott, principal of ProVenture Commercial Real Estate represented the tenant in the transaction and Kirk Armour of CBRE worked on behalf of the developer, the Pizzuti Cos.
