Baseops had been in the class A, 64,841-sf office building at 333 Cypress Run at least five years, according to Doug Little of PM Realty Group in Houston, which represented the building owner, KBS Realty Advisors of Newport Beach, CA. He tells GlobeSt.com that the transaction pushes Parkview II to 100% occupancy, though Continental Carbon Co., which occupies 34,000 sf, will leave the building in the coming months. "Baseops took some of that space," Little adds. "We're working on a couple of deals, too, but right now, nothing solid is pending."

Little says the quoted rate at Parkview II is $17.50 per sf, with Baseops coming in around market rate plus picked up some tenant improvements with the dealmaking. "We should be completed relatively soon with those," Little says. Bruce Thomas of Yancey-Hausman in Houston represented Baseops.
