CHINO HILLS, CA-WF Construction of San Dimas will develop 122,000 sf of class A office space and four retail buildings in an 18-building project called the Courts at Chino Hills, according to CB Richard Ellis. Taylor Ing and Michael Day of the Ontario office of CBRE, who are the listing agents for sales and leasing of the new buildings, report that WF Construction plans to break ground on the project in the second quarter and to build the development in one phase.The Courts at Chino Hills will occupy a 12-acre site in the northwest quadrant of Pipeline and Chino Hills Parkway. The developer plans to complete the project in the first quarter of 2007.In addition to the office space, the project will feature retail and restaurant tenants in buildings ranging from 4,000 sf to 6,000 sf. WF Construction is also the architect and the builder on the development.Ing says the project represents a response to "a tremendous increase in demand for office space in the Chino Hills market." In addition, Ing cites "a scarcity in the Chino Hills area for class A office product that is complemented by on-site restaurants and retail amenities."The CBRE marketing team expects the buildings to attract companies whose employees live in areas like Ontario, Corona, Walnut, Rowland Heights and Diamond Bar because of the project's proximity to the 71, 60, and 91 freeways.The Chino Hills project will be among the latest in an Inland Empire office building trend that has gained momentum steadily in recent years, according to the latest CBRE research reports. The CBRE research shows that, in the fourth quarter of 2005, the Inland Empire completed construction on eight class A office buildings totaling 287,087 sf, with 19 projects totaling nearly 1.6 million sf under construction.
