The Chicago-based tax firm, BDO Seidman LLP, enters the Phoenix market with a 5,447-sf, 10-year lease. Inking five-year deals were Allen Systems Groups, a software provider, for 12,636 sf and Feldman Mall Properties Inc., which will take on 6,000 sf.

The Anchor Centre I and III, located at 2201 and 2231 E. Camelback Rd. respectively, have been undergoing renovations since they were acquired by Alliance Commercial Partners of Denver in summer 2005. "AIG had moved out, and occupancy was in the low 60s when the owner had taken it over," says Jerry Jacobs with Cushman & Wakefield of Arizona Inc.'s Phoenix office. Jacobs and Larry Downey represented Alliance.

Jacobs tells GlobeSt.com that "some pretty significant prospects also are looking at the property." Plus, some smaller companies are examining the buildings as well.

The quoted rate is $28.50 per sf to $30 per sf, gross. Jacobs is quoting tenant-improvement packages ranging from $5 per sf to $25 per sf.

BDO Seidman will take possession of its space within a month. Allen Systems Group plans a May relocation from 4343 E. Camelback Rd. while Feldman, relocating from 3225 N. Central Ave., will move in during June.
