AVONDALE, AZ-A Phoenix developer has mapped out a $27-million, mixed-use plan for 82 acres along Interstate 10. The first phase for the Avondale Commerce Center will break ground in the third quarter.

RDB Development LLC is planning a three-phased development at the intersection of El Mirage Road and Van Buren Street. Ron Keeton, RDB's real estate manager, tells GlobeSt.com that the first phase, scheduled for completion in January 2007, will consist of four flex buildings, totaling 315,392 sf, on 25 acres. The second phase will contain nine flex structures with more than 265,000 sf on 27 acres while the last 28 acres is being mapped out for commercial retail and office space. Groundbreaking timeframes for the second and third phases have not yet been decided.

"We're looking at a mixed variety of tenants for this, light industrial to storage and flex office," Keeton says. The developer's in-house team is handling leasing activities for all project components.

Keeton says Roger Buttrum, owner of RDB Development, acquired the acreage last summer because the Avondale area is light on office and retail product. The city has a fairly strong residential population, but not a lot of commercial interests to serve it.

Keeton says the success and interest in RDB's Avondale Office Plex, completed in late 2005, indicates the need for commercial product exists. He predicts Avondale Commerce Center should do well too. "There's a lot of fields and rooftops, with some fairly new retail development," he says.
