McGriff, Seibels & Williams of Texas Inc., part of BB&T Insurance Services of Raleigh, NC, inked a short-term deal with minimal improvements to get another 7,651 sf in the 10375 Richmond Ave. building, according to Steve Rocher, senior vice president with Trammell Crow Co. in Houston. "They've been there for several years--since 2000. This deal is just for expansion space," he tells GlobeSt.com. "There's no extension to their current lease."

Rocher teamed with TCC's Kristen Rabel to represent the building's local owner, BMS Management Inc. Garrold Parratt and Chad Baker with Dallas-based Staubach Co.'s Houston team were the tenant's reps.

The 98%-occupied, 362,224-sf Millennium Tower, perched on a little more than four acres, was built in 1982 and renovated in 2001. There is one vacancy remaining, says Rocher, quoting $24 per sf for the Westchase space. Lead tenants include Atlantis Data Systems Inc., Greystar Corp., a branch of Manpower of Texas LP and Novus Oil & Gas Co.
