Designed by architect Cesar Pelli of Pelli Clarke Associates and executive architect Gruen Associates, the new project will comprise two towers, one of six stories and one of eight. The buildings will sit atop seven levels of parking with room for 1,500 cars.
The first of the buildings at the Pacific Design Center was the Blue Building, known as the Blue Whale, which opened in 1975 and was followed in 1988 by the Green Building. The Red Building is expected to be completed within about 24 months after construction begins, according to Charles Cohen, president and CEO of Cohen Bros.
The developers will target "creative businesses" as tenants for the building, including entertainment and new media firms. Cohen says that preliminary discussions are already under way with several potential tenants.
Designed to allow for a variety of office floors ranging in size from 14,000 sf to 36,000 sf, the six-story West Tower and eight-story East Tower will both feature sky lobbies overlooking a landscaped palm court. Like its fully-leased Green neighbor, the Red Building will be accessible from San Vicente Boulevard.
The rest of the design team working on the Red Building includes AREA Architects, which is designing office lobbies and public spaces; landscape architect Thomas Balsley Associates; Kaplan, Gehrig, McCarroll Architectural Lighting and Selbert Perkins Design for environmental graphics.
