SURPRISE, AZ-In a follow-up to the lease-up of Surprise I Commerce Center, RDB Development LLC of Phoenix is preparing to break ground on a $12-million expansion. The 131,952-sf Surprise II Commerce Center will be ready to fill in about eight months.
Construction will begin on the four flex buildings at the end of the second quarter. The developer has carved out 11 acres at the corner of Grand Avenue and Bell Road for the expansion, says Ron Keeton, real estate manager with RDB Development.
"When we built Surprise I about a year ago, it was immediately leased up," Keeton tells GlobeSt.com. "From that, we know there's a need out there for this type of space." The 62,832-sf Surprise I Commerce Center sits at 13260 W. Foxfire Dr. on five acres to Surprise II's plot.
"The phase one leasing took less than a year," Keeton says. "We expect a quick lease-up with this phase as well." In addition to overseeing development and construction RDB will lease and manage the complex.
Both properties are near recently developed single residential housing, with light industrial property just to the west and vacant land to the south. Keeton says RDB closed on the acreage for Surprise II in June 2005, believing the growing city would benefit from more flex space. "There isn't a whole lot else in the area like this right now," he says. "Plus, this offers great freeway access. It would probably appeal to just about any kind of tenant that needs light industrial or office flex space."
