Charles Hill Jr. sold the 1995-constructed facility at 8484 Scranton St. to be closer to his customer base on the city's northwest side, according to the seller's representative, Doug Bates of Henry S. Miller Commercial's Houston office. "He'd sold a package of five buildings adjacent to this one in a separate transaction last November," Bates says, adding the hand-off totaled 24,000 sf. "His customer base is predominantly on the far northwest sector of the city so he thought it would make more sense for him to be there."Hill's company, Atex Wholesale, sells and leases equipment and cleaning supplies for disaster cleanup.
Bates tells GlobeSt.com that the building was on the market about six months before attracting the buyer, Temple Electronics Co. Inc. of Houston. The property took awhile to close, too, because of administrative difficulties. "We did get quite a lot of interest on the property, both to purchase and lease," Bates says. "At the end, we actually had two solid buyer offers and one good lease offer."
Temple Electronics, currently, located at 8888 W. Monroe Rd., plans to use the building for expansion of its Avionics operations. Jeannette Holt with Qualified Properties in nearby Pasadena represented the buyer.
