The discount book seller is taking space that once housed a Movie Traders store, according to Shawn Ackerman of Henry S. Miller Commercial's Houston office who represented the center's owner, S.W. Kirkwood Key LP of Englewood, CO. "Movie Traders wanted to vacate early so we bought them out and then were able to sign the deal with Half Price," says Ackerman, who dealt directly with the bookseller.
Kirkwood, built in 1979 on the city's far west side, has a 70% occupancy with tenants including anchor Sports Authority. "We have a couple of tenants interested in Half-Price's former space, but had to wait until we got the deal signed before committing anyone else," Ackerman tells GlobeSt.com. He adds the quoted rate on the Half-Price space was $16 per sf, with $4.87 per sf net and a negotiable tenant-improvement allowance.
