Million Dollar Inc., signing a medium-term lease, also picked up a right of first refusal on an abutting 30,000 sf in the 103,305-sf structure at 10390 Brockwood Rd. in the Stemmons-Walnut Hill corridor, Stephen Cooper of NAI Robert Lynn tells GlobeSt.com. The new tenant backfilled space emptied less than three months ago by Office Resource Group.
Building owner Brookfield Funds of Toronto has Cooper marketing the industrial space at $4.25 per sf gross. "We structured a deal that was fair on both sides," Cooper says. "Start to finish, it took two weeks or less to close. It was very quick." Clint Riley of Bates & Myers in Dallas represented the tenant, which previously leased warehouse space at 10950 Shady Trail.
