"They were outgrowing their space and wanted to stay in the same area to minimize the disruption for their employees," Greg Hoffmeister with T3 Realty Advisors tells GlobeSt.com, noting that because the firm is still young, it also wanted a shorter term lease that would give it growth options. It joins a host of other small businesses and organizations that have brought occupancy in the four-story, 30,000 sf up to 90%.
But with the Framingham market tightening, Vivox had to move quickly, says Hoffmeister. Terms of the lease were not disclosed but market rents in the area average in the mid-$20-per-sf range. The transaction was handled for Vivox by Hoffmeister and colleague Michael Shreve. Dean Blackey and Gary Holmes of RW Holmes Realty in Natick represented the owner, Bayview Management Corp.
