VAN NUYS, CA-Voit Development Co. and Selleck Development Group have started work on a new 335,000-sf industrial center that includes 35,000 sf of speculative space in addition to 300,000 sf of build-to-suit facilities for bedding manufacturer Veratex and home accessories marketer Zodax.The 15-acre site is part of a 26-acre parcel next to the Plant, a 1.2-million-sf industrial, retail and entertainment center that Voit and Selleck developed in a joint venture in 2000.Zodax and Veratex are both now in buildings developed by Voit and Selleck, and both need room to grow, says Tim Regan, VP of Voit Development Co. The new build-to-suit for Zodax, which is a wholesale distributor of home accessories, will be a 200,000-sf facility at 14200 Arminta St.The new Veratex facility will be a 100,000-sf building at 14300 Arminta St., where the company will relocate its main office and factory. Both Zodax and Veratex will keep their existing buildings, Regan notes.The 35,000 sf of speculative space will consist of two buildings, one of 16,000 sf and the other of 17,000 sf. Valley Commercial Contractors will serve as the general contractor, with Poliquin Kellogg Design Group as the architect.Reagan is project manager for the development, which is scheduled for completion in July. Listing agents for the project are John DeGrinis and Brent Weirick of Colliers International.The Plant and the new developments by the Voit-Selleck joint venture occupy land that formerly was the site of a General Motors assembly plant. The auto assembly plant, one of the last to operate in Southern California, closed in 1992.
