Parker School Uniforms has renewed 4,430 sf and added 2,432 sf to its office in the 31,050-sf structure at 1500 N. Post Oak. The supplier has marked its third year in the building with another three-year lease.

Inbound into 3,326 sf is the Society of St. Vincent DePaul. The organization has signed a one-year lease for a Hurricane Katrina Relief Center in the 1980s-constructed business center. An immediate move-in is planned.

In both direct deals, the tenants are taking as-is space for close to the quoted rate of 70 cents per sf with 25 cents per sf nets, according to Shawn Ackerman of Henry S. Miller Commercial's Houston office. He and the brokerage house's Eric Drymalla represented the owner of record, Building 15 Ltd. of Midland, TX.

Ackerman tells GlobeSt.com that North Post Oak Business Center is benefiting from recently completed construction along nearby Hempstead Highway and N. Post Oak Road. "We had no activity on that property for a long time, but when it finished, we ended up with four leases in a week," he says. "We have just one 2,000-sf space left."
