The firm's team will move in May 1, making the move to the Galleria submarket from an executive suite in Two Allen Center at 1200 Smith St. in the CBD. "There's a total build-out involved here. This was shell space," says the tenant representative, Andrew Brod of Henry S. Miller Commercial's Houston office. He adds that the tenant, a provider of IT personnel and services to corporations, obtained $20 per sf for the tenant-improvement package and a lease rate hovering just south of the $19 per sf quote.
Brod tells GlobeSt.com that the tenants searched solely in the Galleria and Greenway areas for their future office. "Overall, they just liked the location. It was easy for them to get to their clients and for their clients to get to them," he adds. "They got a pretty good rate too for the Galleria area."
The 399,777-sf 1800 West Loop is 64% leased. Bill Stone with Cushman & Wakefield of Texas Inc. in Houston office represented the owner, the Easton Group of Doral, FL.
