CII Carbon, which produces calcinated petroleum coke, is planning to set up shop in May in the 28,200-sf building at 2627 Chestnut Ridge Dr. The firm has been at 800 Rockmead Dr. in Kingwood since its forced relocation after Hurricane Katrina struck the Gulf Coast.

"We're just about completed with the building," says John Hornbuckle with Cypressbrook Co., who represented the building owner, Texas Cardiologists Associates of Houston, operating under the name 2627 Chestnut Ridge LLP. "They toured it, they liked it and they're taking the entire second floor."

Hornbuckle says many of CII Carbon's decisionmakers lost their New Orleans homes. One director, he adds, lives in Kingwood. "So, they uprooted and moved to Kingwood," he explains.

Hornbuckle tells GlobeSt.com that the deal with CII Carbon was finalized for just south of the $24 per sf quote. The finish-out allowance is quoted at $15 per sf.

The cardiology group plans to fill 8,000 sf on the first floor, leaving just 4,800 sf of vacant space. Texas Cardiologists Associates is planning to open its doors in the summer.Work on the Chestnut Ridge Professional Building got under way in late 2005. "They're now doing the build-out for both the doctors and for CII Carbon," Hornbuckle says.
