SOUTH BRUNSWICK, NJ-McMaster-Carr has put its 307,000-sf regional headquarters facility at 473 Ridge Rd. here on the market for sale. The Chicago-based supplier of industrial products has given the assignment to sell the building to Garibaldi, Morford & Dodds/Corfac International of Princeton, NJ, with that firm's Robert Morford and Gerald E. Moore Jr. handling the assignment.
The offering follows the announcement in March that the 146,750-sf adjacent McMaster-Carr-leased building at 461 Ridge Rd., utilized as supplementary warehouse space, was becoming available. That building's owner, the Freehold, NJ-based Monmouth Real Estate Investment Corp., gave the assignment to the Chatham, NJ-based David Cronheim Co. "Both properties can be available as a package," says Cronheim EVP Peter Wisniewski.
McMaster-Carr's vacation of the two buildings is being triggered by the company's pending consolidation of its regional operations to a new 500,000-sf build-to-suit facility being completed by the Cranbury, NJ-based Matrix Development Group within that company's nearby Matrix Business Park. That move-in is anticipated for Q3 of this year.
Located on a 28-acre site near Exit 8A of the New Jersey Turnpike, 473 Ridge Rd. includes 40,000 sf of single-story office and call center space. The remainder of the building, built in 1981, consists of 267,000 sf of warehouse space with 26-ft. clear ceilings. "With the high level of demand for space in the Exit 8A market, this building is well-positioned for companies looking for warehouse/office space in the region," Morford says.
