Located on 1.74 acres at 4580 Blalock Rd. in the northwest submarket, the two-year-old building will be used as a headquarters location. The beverage equipment and concentrate distributor is planning to move into the structure, currently in shell condition, in three to six months. Sunny Sky will vacate leased space at 2500 Central Parkway.
"They were in a multiple suites in a multi-tenant building and decided to double their square footage," says John Ferruzzo of NAI Houston who, with Travis Land, represented the buyer. "They decided to invest, rather than lease again, because of the low interest rates."
Ferruzzo tells GlobeSt.com that Sunny Sky spent eight months looking at various buildings and development sites before making its decision. "The location was good with this one," he says. "They liked the visibility on a major street and the appearance of the building. It's a solid, class A tilt-wall building."
The seller was Vantage Development No. 28 Inc., a development partnership of local firm, the Vantage Cos. Bill Rudolf and Gray Gilbert with CB Richard Ellis in Houston represented Vantage.
