Jane Cosmetics moved in four years 3707 FM 1960 West from the Woodlands. Jane's products are distributed to discount department stores like Wal-Mart and Target. The office is used to oversee administrative and distribution activities in the region.
"They'd relocated to be closer to where the boss lives," John Hornbuckle of Cypressbrook Co. in the Woodlands, tells GlobeSt.com. The tenant's broker says the deal was straightforward, with no improvements necessary. "They just decided to renew for another term, for a shorter term lease," he says, adding there also are no further expansion plans in the company's immediate future.
The building's quoted rate isn't available, but local market reports peg the typical rent for a similar class building at $15 per sf to $16 per sf. The 1984-constructed office building, situated on a little more than three acres, contains a mix of tenants in the real estate, insurance and banking industries. Wanda Wilson with local firm, PM Realty Group, represented the Newport Beach, CA building owner, K/B Funds IV.
