Cronos Software Inc., headquartered in Chelmsford, MA, will light the 600 Las Colinas space in August, getting slightly more room but a higher profile address and class with the relocation, Joel Pustmueller, partner in Peloton Real Estate Partners in Dallas, tells GlobeSt.com. The just-signed lease for the 17th floor pushes the 509,707-sf, 22-story high rise to 90% occupancy.
Pustmueller says construction will fire up immediately so the turnkey office will be ready in time for Cronos' arrival from Rochelle Park at 600 E. John Carpenter Freeway. The inbound tenant is taking over space emptied at the beginning of the year by PDI Inc.
Pustmueller and Peloton associate Grant Sumner negotiated the deal for 600 E. Las Colinas Blvd.'s owner, Prime Income Asset Management Inc. of Dallas. The tenant reps were Brant Bernet, principal with Dallas-based Trammell Crow Co. and associate Jonathan Harper.
Pustmueller says the deal was put to bed within two months, part of an uptick in the Las Colinas submarket that has brokers buzzing and concessions on the wane. "The concessions are definitely drying up out there and rental rates are up," Pustmueller says. "We are definitely midstream in terms of a correction. We are seeing a lot of class B tenants jump to class A now to get more for their money." The quote for 600 Las Colinas is up to $21 per sf.
