In the largest and longest of the two leases, Bergmeyer Associates, a locally based architecture/interior design firm, will relocate from 286 Congress St. The firm will take 28,006 sf, moving into the entire sixth floor and a portion of the seventh floor in August under a 10-year lease arrangement, Bob Fitzgerald, executive vice president with NAI Hunneman Commercial in Boston, tells GlobeSt.com.

The second lease will put a newly formed state agency, the Massachusetts Department of Early Education and Care, into the entire fourth floor of the building for the next five years. Fitzgerald says the state selected the site because of its proximity to the Children's Museum and a new children's park. "I think it was a nice fit for the agency."

Bergmeyer scoured the market before settling on the building not far from its former location on Russia Wharf, which is currently undergoing renovations. Terms of both leases were not disclosed but Fitzgerald says the building generally rents in the $30-per-sf price range.

Fitzgerald along with Jeffrey Becker, senior vice president, and vice president Jonathan Gifford, all with NAI Hunneman Commercial, represented the owner, the Mayo Group. Joe Sciolla, Rick Lowe and James Topper, all with Cresa Partners, represented Bergmeyer Associates. The state was self-represented.
