In the larger of the leases, the Hyams Foundation, a nonprofit organization that works with low income communities in Boston and Chelsea, will move into 4,240 sf on the ninth floor in June. The organization is relocating from 175 Federal St.
In the second deal, Crestwood Advisors LLC, an investment and wealth management firm, took over 2,915 sf on the building's eighth floor. The firm's move from 8 Faneuil Hall Marketplace took place last month. William Crean Jr., with CB Richard Ellis/New England, tells GlobeSt.com.
Crean says the strength of the building's onsite ownership and management, and its location in Post Office Square, were key factors in both firm's relocation decisions. The building's owner, the Druker Co., Ltd, a locally based real estate and development company, occupies the building's 10th floor of the 10-story building he notes.
Terms of both leases were not disclosed but similar class B space in the area generally leases in the mid $30-per-sf range, according to one broker who handles leases in the same Financial District neighborhood.
Crean and Leah Prebluda, also with CB Richard Ellis/New England, represented the landlord in both transactions. James Griffin of GVA, Thompson, Doyle, Hennessey & Stevens , of Boston, represented the Hyams Foundation, while Larry Garner of the Staubach Co. represented Crestwood Advisors LLC.
