"It was hard to find that right fit," Jerry Averyt with Henry S. Miller Commercial explains, citing the demand on single-building inventory in the 20,000-sf category. He tells GlobeSt.com that Efficient Attic Systems, which services Home Depot and TXU customers, inked a three-year lease for 3148 Quebec St. in the Brookhollow Industrial District.
Averyt says the other requirements--a fenced storage yard and at least four dock doors--also limited the company's options in the northwest Dallas search. For two years, the firm operated in 6,000 sf at 1322 Motor Circle, just two miles to the west. "They've been really growing," the tenant rep says.
The Quebec Street building, positioned on 1.1 acres, is owned by local firm, Jim Lake Co., which had Diane Williams negotiating the deal on behalf of the owner of record, Quebec Ltd. The space was on the market for roughly $4 per sf.
