Dashiell Corp. will move in September to 12301 Kurland Dr., owned by Capital Commercial Investments Inc. of Austin. The engineering firm now offices at 12600 N. Featherwood Dr.

"The building had originally been constructed as a build-to-suit for Centerpoint in 1983," says Eric Anderson, senior vice president of locally based Transwestern Commercial Services. "It ultimately became Texas Genco. When that power company relocated downtown, the entire facility became available."

Anderson tells GlobeSt.com that the owner plans to start a $2-million renovation in May. While a general contractor has not yet been hired, the San Francisco-based Gensler Architecture Design & Planning's local team is gaming out the redesign.

The Dashiell deal, signed for close to the $17.50 per sf quote, involves tenant improvements that are unrelated to the building's overall renovations. Charlie Neuhaus and Anthony Fritsche with Trammell Crow Co.'s Houston office represented Dashiell.

From a leasing standpoint, it's anticipated that additional letters of intent will be issued within 30 to 60 days. "Engineering companies are primarily what we're seeing," Anderson says. "You have big floor plates and can get everyone on one floor, which works well for dense users like engineers."
