Intrusic, which identifies compromises of enterprise data in company computers, relocated from 281 Winter St in Waltham, where it had about 8,000 sf, into the six-story, 274,000-sf building's third floor recently. The relocation also gave it a better location for commuting executives, Mike Taylor, vice president of T3 Realty Advisors in Waltham, tells GlobeSt.com. Taylor says an aggressive lease deal by the landlord, the Gutierrez Co., helped seal the deal.
Terms of the lease were not disclosed but the building, which is about 70% occupied, generally rents in the low $20-per-sf range, Taylor adds. The transaction was handled for the tenant by Taylor and Greg Hoffmeister, managing director of T3 Realty Advisors. The landlord was represented in the transaction by Hunter Emerson with CB Richard Ellis' Boston office.
